Project Description: This $200,000 EPIP loan is to fund pre-development costs for this $24 million project so that construction funding can be obtained. The project consists of the adaptive reuse of approximately 85,000 square feet of the southeast-wing of the Villa Maria Motherhouse and Academy into 60-74 apartments. Half of the apartments will be available for households that are headed by women that may be veterans, and/or escaping domestic violence, or have special housing needs. These populations will be referred to the project by Catholic Charities of Buffalo and other community organizations. Catholic Charities will also provide supportive services to residents. The remaining apartments will also be woman-led households earning incomes between 50% to 70% of the Area Median Income. This requirement equates to Erie County residents that are earning no more than ~$33,000 per year. Built in 1927, the Villa Maria Motherhouse, Academy and Chapel Building is an E shaped, 4 story, Gothic Revival Building. All the wings are characterized by Gothic arches above the entries and prominent windows.
